Prestige Falcon City Reserve Builder

Prestige Group has been building in Bengaluru since 1986, and at Konanakunte it has already delivered the first phase of the township that gives Prestige Falcon City Reserve its name. For a buyer weighing a home that has not yet launched, that combination matters: a developer with a long delivery record in the city, and a completed phase in the same township that can be visited, walked around and asked about.

Four Decades of Building in Bengaluru

Bengaluru is where Prestige began and where it still has its headquarters. The Razack family set up the company in the city in 1986, and Prestige now counts four decades of building here.

Two decisions shaped the company that exists today. In 2010 Prestige listed on the NSE and BSE. Alongside homes, it built office, retail and hospitality businesses, so the Forum malls, office campuses such as Prestige Tech Pacific and hotels such as the Sheraton Grand Bengaluru Whitefield belong to the same group that builds apartments. Today Prestige works in 13 cities, from Hyderabad, Chennai and Kochi to Mumbai and NCR.

The board is led by Irfan Razack, Chairman and Managing Director, with Rezwan Razack as Joint Managing Director and Noaman Razack as Whole-time Director; Uzma Irfan is also a director. The residential business is headed by Swaroop Anish, Executive Director and CEO for residential and business development.

CommercialOffice spaces, IT parks, built-to-suit campuses and warehouses
RetailMalls under the Forum brand, multiplexes, food and beverage, and performing arts

The Reserve sits in the first line of that table: a Prestige apartment project, placed by Prestige in its Premium segment.

Prestige at Falcon City

At Konanakunte a buyer can inspect Prestige's work first-hand, because the township is already standing. The township's first phase of 2,520 homes in five towers of 31 floors, with two basements and a clubhouse, covers about 30.6 acres (123,799 sq m). The first phase received its occupancy certificate in May 2019, ahead of the March 2020 completion date filed with K-RERA. It is completed and sold out.

Prestige then added the township's commercial heart. In December 2022 it opened Forum South Bengaluru on the Kanakapura Road frontage, a retail building of about a million sq ft, and soon after it opened the Prestige Srihari Khoday Centre for Performing Arts beside the mall, with a theatre, a banquet hall and an open-air amphitheatre. For buyers who know Prestige mainly through its apartments, it is a reminder that the Forum malls are Prestige's own brand. Until May 2026 Prestige's plans also listed a second retail phase of Forum South Bengaluru, a separate commercial project.

Prestige lists the Reserve among launches planned for upcoming quartersJuly 2026

Prestige Falcon City Reserve is the next residential name Prestige has attached to Falcon City, with 4.38 million sq ft of developable area and a launch planned in FY27. The name ties it to the Prestige Falcon City township. Prestige has not yet published the Reserve's exact parcel. The full account of what Prestige has disclosed is on the Prestige Falcon City Reserve overview.

Prestige's South Bengaluru Portfolio

South of the city centre, Falcon City is one address among many for Prestige. Prestige projects registered with K-RERA across South Bengaluru include:

  • Prestige Song of the South
  • Prestige Westwoods
  • Prestige Bagamane Temple Bells
  • Prestige Lake Ridge
  • Prestige Botanique
  • Prestige Park Square
  • Prestige Elysian
  • Prestige Primrose Hills
  • Prestige Southern Star

For buyers following Prestige's upcoming projects in South Bengaluru, the Reserve is the one tied to Falcon City and its Green Line station at Konanakunte Cross. Several of the registrations above were made by other Prestige entities rather than by Prestige Estates Projects Limited itself, so the name on a project's registration is worth reading closely. For the Reserve, the company that will hold the registration will be named when the project registers.

Scale, Finances and How Prestige Reports Its Pipeline

Prestige's size shows in its FY26 numbers: sales of ₹30,024.5 Cr, a record for the company, and collections of ₹18,514.6 Cr. Sales measure the value of homes and spaces booked during the year; collections measure the money actually received.

Prestige's quarterly updates list its upcoming launches project by project, with the developable area, Prestige's economic interest, the segment, the planned sales value and the planned launch year. That is where Prestige Falcon City Reserve appears today, and it is why its story can be traced before the launch:

  • the planned launch year moved from FY26 to FY27;
  • in May 2026 the project moved from Prestige's Mid-Segment category to Premium, and its planned sales value rose to about ₹5,744 Cr;
  • in July 2026 Prestige listed it among launches planned for upcoming quarters.

For a buyer, these updates work as an early read on the project. A change in the launch year or the programme is recorded there, as the move from FY26 to FY27 was.

What Prestige's Record Means for Reserve Buyers

A developer that has already finished a phase in the same township gives buyers something concrete to inspect before the launch. Three strengths stand out:

  • A delivered phase in the same township. The first phase received its occupancy certificate in May 2019, ahead of its filed completion date, and it is completed and sold out.
  • A neighbourhood Prestige helped build. Forum South Bengaluru has served the township since December 2022, and Konanakunte Cross metro station is about 1 km by road from the Prestige Falcon City township.
  • Public reporting. The segment change, the sales-value revision and the launch-year move were all visible in Prestige's own updates.

A good record still does not settle the questions that belong to one project. The Reserve's K-RERA registration and number, the promoter company named on it, the sanctioned plan, the carpet area of each home, the price list and cost sheet, and the committed completion date all have to be read for the Reserve itself. Prestige Falcon City Reserve About Builder FAQs

Who is the developer of Prestige Falcon City Reserve?

Prestige Group, the brand of Prestige Estates Projects Limited, a Bengaluru developer founded in 1986 and listed on the NSE and BSE since 2010. Prestige built the Falcon City township's first phase of 2,520 homes, which received its occupancy certificate in May 2019, and opened Forum South Bengaluru, the mall on the township's Kanakapura Road frontage, in December 2022. The company that will hold the Reserve's registration will be named when it registers.

Is Prestige Falcon City Reserve part of the Prestige Falcon City township?

The name ties it to the Prestige Falcon City township on Kanakapura Road, and it is expected to be part of the township's next residential chapter. When the township's first phase was registered with K-RERA in 2017, its description recorded a second phase as under planning. Prestige has not yet published the Reserve's exact parcel, so every distance on this site is measured from the Prestige Falcon City township.

How many flats and floors are in Prestige Falcon City?

The township's first phase has 2,520 homes in five towers of 31 floors, completed and sold out, and it received its occupancy certificate in May 2019. The Reserve's number of homes, towers and floors has not been published and will come with its K-RERA registration.

What does Prestige's "Premium" segment mean for this project?

Prestige classifies it as a Premium project, moved up from its Mid-Segment category in May 2026. In the same update it raised the planned sales value from about ₹5,069 Cr to about ₹5,744 Cr, an upward revision of about 13%. That is a project-level sales value across the whole development, not a price, and it cannot be turned into a figure for any single home.

Is Prestige Falcon City Reserve RERA registered?

Not yet. As at 24 September 2026, Prestige Falcon City Reserve is not registered with K-RERA and no registration number has been issued. The only Falcon City registration belongs to the township's completed first phase, not to the Reserve. Check the project yourself at rera.karnataka.gov.in before you pay anything.
